What to Expect During Your EPC Assessment
A standard assessment usually takes between 30 and 45 minutes. To ensure the most accurate rating for your property, the process involves a few simple steps:
A Brief Walkthrough
We will need to briefly access every room in the property, as well as the loft, to inspect your heating systems, lighting, and insulation.
Taking Measurements
During the visit, we will take measurements to draw up a basic floor plan of the property, alongside taking specific measurements of your windows for the energy assessment.
Photographic Evidence
We are required to take photographs of key items like your boiler, windows, and attic insulation. Please note that these are strictly for our official auditing records and are completely private.
Document Review
If you have any certificates for recent home improvements (such as a new boiler, double glazing, or cavity wall insulation), please have them ready.
Fast Upload
Once the survey is complete, the data is securely uploaded to our accreditation body, Elmhurst Energy. Your official certificate is then generated and immediately available to view on the government’s central register.
How to Prepare for Your EPC Assessment
To help us get you the most accurate rating and keep the visit as quick and smooth as possible, please run through this quick checklist before we arrive.
Clear the way
Ensure there is clear, safe access to your boiler, hot water cylinder, and gas/electric meters. We will also need to take measurements of your windows, so please ensure they are easily accessible and kept clear of heavy obstructions.
Unlock the loft
We will need to check the insulation depth in the loft. Please ensure the hatch is accessible and any padlocks are removed. Don’t worry about equipment—we will bring our own ladders for access.
Gather your paperwork
If you have had any energy-saving work done, please have the documentation ready. This includes FENSA certificates for double glazing, building control sign-offs for extensions, or guarantees for cavity wall and loft insulation. Without this paperwork, we have to assume the standard baseline for the building’s age, which could lower your score!
Check your bulbs
We will check your fixed lighting. Ensuring all your light fittings have working, energy-efficient bulbs can give your final score a helpful little boost.
Secure your pets
We love animals, but because we need to move between every room and open external doors to check measurements, it is usually safest to keep pets securely in one room while the survey is completed.
